green|spaces offers both training and rating verification for Home Energy Rating System (HERS) Raters. To meet RESNET’s standards for quality assurance, ratings must be verified by an authorized third party, such as green|spaces.

The HERS Index
The HERS Index, developed by the Residential Energy Services Network (RESNET), offers a comparision between the energy performance of the tested home and a national benchmark to determine home’s energy efficiency. HERS Raters generate a HERS Index though home analysis, diagnostic testing, and energy modeling software. Green building programs such as ENERGY STAR, better built, EarthCraft, and LEED for Homes utilize the HERS Index to gauge a home’s performance.

Much like the MPG rating for a car, the HERS Index offers a wholistic way to compare energy efficiency for a particular home. The lower a home’s HERS Index, the less energy it uses.

Where a HERS Index of 130 or more would typify the average existing home, homes built to the 2006 International Energy Conservation Code would test in with a HERS Index of 100.

Homes performing better than this benchmark would have a lower HERS Index where 0 would be a Zero Energy Home. Each Index point higher or lower corresponds to a 1% increase or decrease in energy usage.

In order to become a certified HERS Rater through green|spaces, an individual must meet strict requirements, including comprehensive training and success on performance-based tests and written tests.
